Brion Costa – The Rock & Roll Years
I was born in Pasadena, CA and raised in the City of Arcadia. As a teenager and throughout my twenties and early thirties, I played drums professionally, enjoying a decent degree of success and popularity in Southern California. The best part of it all was playing with very talented musicians that were older than me and being part of the really exciting Southern California rock and roll scene that was going on at the time.
During this period of time I also advanced in the electrical industry working in lighting and electrical sales, and as a lighting specialist. My key mentor was my stepfather who emphasized the need to focus on business training, education, and negotiation skills as much as my musical endeavors. He was able to make me understand that learning these things would help me in anything I wanted to pursue. He was able to impart to me the knowledge that communication and negotiation skills would be the key to unlocking any doors I would ever want to pass through.
Brion Costa – The Accidental Realtor
In the mid-1980’s, my best friend’s mother (and dear friend of mine) was involved in a very serious auto accident that left her partially disabled and unable to walk without the use of a walker and wheelchair. She was a very powerful and successful real estate agent in Southern California that had always urged me to consider real estate as a profession.
After the accident, she encouraged me, and a small group of others, to join her as a specialized team where she was the brains and we were the brawn. We agreed to her condition that we would serve under a five year apprenticeship contract. During this time she would be mentoring us in the fine art of real estate negotiations, land acquisitions and new home development and sales. In my second year under her tutoring, I began to excel as one of the top producers in our division.
Brion Costa – On My Own & Into The World
My mentor’s earlier auto accident progressed to a very rapid and rare form of breast cancer, purportedly the result of a bad blood transfusion. Shortly before her death and on a day we were going to an appointment that was to become one of the largest clients and projects of my career, she told me that she believed I was going to succeed far beyond what she had accomplished. Because of her accomplishments to that point, I found that hilarious. I realized, though, that she understood my passion for helping others … sometimes in very difficult situations. I did realize that I had truly found a “calling”, and I intended to continue to hone my ability to negotiate successfully with others and to expand my “people skills”.
Following her passing, I knew I needed to move on as an independent broker, and was invited to work under a lawyer and broker representing an exclusive client with the disposition of a very large portfolio of properties. He gave me the critical training and oversight needed to form my own company.

As a result of almost three decades of work and the responsibility for over 3500 transactions in real estate negotiations, the attainment of numerous professional designations, and the completion of many award winning projects and complicated business objectives, I know that solving problems, resolving issues, and helping others is what I really do. And, I have an intense passion for it all! I have enjoyed my fair share of successes and failures, all of which have contributed to my ability to negotiate and mediate the objectives and obstacles of those I represent.
Brion has been active full-time in the real estate industry since 1986. During those 25+ years, he’s developed broad knowledge as a managing Broker of Record, and sales producer, in virtually every aspect of commercial, industrial, and residential real estate. Responsible for all entitlements, approvals and permits to construct 71 senior restricted residential units that include an on-site retail component on two separate sites. Cooperative author of the Francesca Mixed Use Specific Plan and 2013 Amendment.

Assignment:Director of activities related to entitlement, development and construction of 93 Live/Work Tri-Level Townhomes. Construction administration, audit and approvals of all phases until completed. In charge of future leasing, sales and property management.

In 2011, Brion returned to “private practice”, so to speak, and re-established Costa Land and Real Estate Services. This was a result of the many requests he’d received to represent past and future clients outside the scope of the Marcus & Millichap system. The focus of Costa Land & Real Estate Services is brokerage, building, development, and mediation services in Los Angeles and Orange Counties.

From 2009 to 2011, Brion achieved a long-time goal of being affiliated with Marcus & Millichap and specializing in brokerage of commercial, income producing properties in the San Gabriel Valley. During this time, his focus was on his growing expertise in underwriting, marketing, and sales.
1992 through 2009: Broker of Record, Costa Land & Real Estate Services and Costa Land Corporation, 125 Stedman Place, Monrovia, CA 91016
Beginning in 1992, Brion went “out on his own”, forming both “Costa Land & Real Estate Services”, and “Costa Land corporation”. With the forming of his own companies, he became responsible for all activities of commercial and residential real estate brokerage. “Costa” was a complete consulting and development company specializing in land acquisition and sales, entitlement, and construction services. Over a 17 year period, Brion’s companies represented notable developers, builders, brokers, trusts, foundations, municipalities, universities, banks, and corporations with a wide range of consulting, property, and project management. “Costa” racked up an impressive listing and sales record exceeding $150,000,000. Directly and indirectly responsible for the construction and sales of over 700 new homes in the San Gabriel Valley, Brion’s companies were instrumental in development that included many award winning residential and commercial developments and highly-prized land sales.
2003 to 2008: Managing Broker of Record, Anca Realty Corporation / CEO Anca Realty Company, 9139 Las Tunas Drive, Temple City, CA 91780
In 2006, Costa Land Corporation acquired Anca Realty Corporation. At the time of the acquisition, Anca was the oldest commercial firm in the San Gabriel Valley with a focus on the Asian community. Anca focused on providing services to local, national, and International investors and exceeded $475,000,000 in sales during the 5-year period it was owned by “Costa”. During that time, Brion was personally responsible for all day-to-day activities of the operation, including full accountability and support for associate business plans, marketing plans, sales transactions, and broker oversight. Anca employeed 58 sales associates and 10 Broker associates for which Brion provided supervision and guidance. Anca Realty Corporation was sold by Costa Land corporation in 2008.
1990 to 1992: Broker Associate, Ashworth Realty Company, Monrovia, CA, 91016
In 1990, Brion became the Managing Broker of Ashworth Realty company. This was a firm created primarily for the disposition and sales of new home inventory built and owned by Owen Development Company, based in Monrovia, CA. Brion carried all the responsibilities of a managing broker, while also serving a 2-year position training under attorney and broker Richard Ashworth prior to forming his independent brokerage “Costa Land & Real Estate Services”. During this period, the company successfully sold the entire inventory of Owen, as well as completing numerous other outside listing, sales and development transactions.
1986 to 1990: REALTOR® Associate, Baldwin Real Estate Services, Builder Services Division, Arcadia, CA 91006
It all began for Brion when he began his real estate career under the leadership of Broker/Owner Gordon Maddock at Baldwin Real Estate Services in Arcadia, California. During this time he successfully completed a 4-year apprenticeship program under his mentor and great personal friend Gail P. Wear. He gained great knowledge and began to specialize in land acquisition, builder services, and new home sales. In 1988 he achieved recognition as a Top Sales Producer in Baldwin’s Builder Services Division. This achievement, along with others, helped launch an 18-year relationship representing the J.W. & Ida May Jameson Trust and Foundation with their real estate portfolio, entitlement, development, and sales in Los Angeles and Kern Counties.
